Why did I get a late fee applied to my account?
Late fees are applied to all accounts that have a balance at the end of EACH month. If you are unsure of your balance, please contact Susan Garay sat the onsite office at 957-7672 or susan@casnc.com. Remember, membership fees are due on the first day of the month and considered late on the second day of the month. Late fees are applied on the last day of the month when the account is 30 days late.
What do I need a Modification Application for?
You need to submit an application for any major changes to the exterior of your home. This includes but is not limited to painting, landscaping, decks, screened-in patios, retaining walls, landscaping and tree removal, satellite dish, docks on the lake, and all types of fencing. Applications are available on the website and must be turned in to management at the Grove Park onsite office. Your request will be reviewed by the Modifications Committee in compliance with the covenants and Architectural Guidelines. Please allow 30 days for the application process.
Why isn't my access card working?
There are a few reasons that your access card may not be working:
When HOA dues fall more than 30 days behind, the access card for the pool and fitness is deactivated. To have your card re-activiated, please pay your balance plus the $15.00 re-activation fee to:

Your account may be current but the card has not been activated. Cards are re-activated on Fridays only.

Why am I receiving a letter from CAS, INC. about a change that I made to the exterior of my home?
ALL exterior modifications must be approved in advance in writing before work can begin on your home. Please submit Architectural Request Forms to the Onsite Management office. Forms can be found on the website under documents, printable forms.
Why is the paint on my house streaked and chalky?
The original paint appears to have been diluted, adding water to the factory paint. The best way to overcome it is to thoroughly clean the house, use a top quality tinted LATEX primer over the original paint and then apply a top quality second coat. The latex primer easily adheres to the old paint and adds a good base for the top coat. This should last 6-8 years.Be sure to have your contractor use a top quality latex primer.
